Our end-to-end service, tailored specifically to your unique brief. We take over the entire process and give you back your time. We only source qualified homes from a combination of pre-market, on-market or off-market, and work with your timeline to secure the keys to your dream home. We help you carry out the necessary due diligence before and after exchange, and negotiate on your behalf to secure you the best deal and the most favourable terms. We will even oversee the pre-settlement inspection and will put the keys in your hand on settlement day. You're in! At this point following your successful settlement, only then is our fee payable.

We get it. You've just found your dream home, but need some help to seal the deal. We conduct an appraisal of your chosen property and establish the relevant comparable sales, then handle the negotiation to ensure you don't overpay at the final hurdle. We work with you to establish a winning strategy and get you the best outcome possible.

There are 4 key stages, "NEST" that we work through together before you turn the keys:

Need.
We will meet with you to understand whether you might have a genuine need for our service, or not. We will listen to you and look at your brief, and let you know if we can help you. If we can, we'll show you how we can add value to your search, and we'll be transparent on the fees we charge if we're able to secure the keys for you.

Engagement.
We then provide you with an agreement that outlines very clearly what each of our responsibilities are for the search. The agreement is endorsed by the Real Estate Institute of New South Wales (REINSW). We both sign this document and each keep a copy. A small retainer is paid at this point to engage our services, and then we get to work.
Search.
Depending on your requirements and where you need help (see 'Our Offering', below), this is where we source a selection of properties that meet or exceed your brief, and/or negotiate on your behalf when you've found the one. This stage may take just a few weeks or up to several months depending the amount of stock there is in the market and your appetite to purchase. There is no limit to the number of properties we will represent you for.

Terms.
You exchange when your offer and terms are accepted and you sign and swap contracts with the seller. We help oversee this very critical part of the buying journey, and will converse with your solicitor or conveyancer to get you the very best terms possible. We even attend the pre-settlement inspection with you to make sure the property is handed over to you in the condition promised.

Spending your week sorting through properties online; giving away your precious Saturdays at inspections, and then following up with real estate agents the week after is so often a waste of time. Never mind the anxiety of negotiating for days and then ultimately missing out. Let us give you back your week (and your weekends) by taking over the process for you. We will only show you properties that meet or exceed your brief.

Signing that contract and committing yourself to a mortgage can feel like a dead-end to nowhere, so it's no coincidence that the term mortgage is derived from a French word meaning 'death contract'. No one wants to overpay, but finding yourself negotiating with a highly trained sales agent that knows you've fallen in love with something is the quickest way to paying too much. Ouch! We quickly establish the market value of a property and provide that unemotional ceiling on price to make sure you don't overpay.

We guide you through the whole process and can even recommend mortgage brokers, solicitors + conveyancers and building + pest inspectors to ensure your interests are put first. Nobody wants to overpay, to overlook a property's faults, or to keep missing out at the final hurdle. Having an experienced buyer's advocate on your side will put the outcome in your favour.
